The good and bad of buying apartments in presale
In housing or investment issues, there is a lot of talk about buying pre-sale apartments, and normally, whoever wants to sell you, only tells you how beautiful it is.
I want to tell you what not everyone is going to tell you. My intention is that if you buy in pre-sale, it is a better-informed decision and you know in what points to have special attention before buying and against what you will face when receiving your property several months or years later.
Buying in pre-sale not only gives you access to the best prices and the attractive possibility of earning capital gains, it also allows you to choose the best available apartments and a very accessible payment plan, usually for months without interest, so you do not go undercapitalize and pay calmly. 🙂 👍 💰
There are people who take advantage of the benefits of pre-sales to abuse buyers and mount huge fraud: They collect down payments, they do not build the work, and overnight, they disappear.
Or maybe it is not in bad faith, but some developers start selling apartments without having licenses and/or permits, this can mean that if they are not authorized or granted, the work simply does not advance and if there was not a good legal shield of your part, you could waste a lot of time and/or money. 👎
In my family there was a similar case 😕, that’s why I share 3 tips that can help you avoid this and verify that you are dealing with a reliable developer:
- That it is a legally constituted company and has experience in the sector.
- Check that the deeds of the property where the building will be built are in the name of the seller.
- Request that they show you project permits and licenses.
It may be that the construction is a few months late, it is normal, and it is healthy, but if that affects you by paying more months of rent or some similar situation, you may not like this very much … evaluate your finances and times well! And it is also very important to have constant communication with the developer to be aware of work progress.
There is nothing like buying something that you are physically seeing and buying in presale is making a decision based on plans, renders, or virtual tours. It may be that upon delivery what you receive is not what you imagined, and this is not exactly bad, I mean that there may simply be some details that are not perceived at the beginning.
